Can Canadian citizens invest?
Unfortunately, due to rules and regulations within the country, the fund is unavailable at this time. We hope to have this fund available shortly for Canadians.
Can I invest if I live in Washington?
Unfortunately no. The state of Washington has rules and regulations that make it difficult for investors in that state to invest. We are looking to have this as an option for Washington residents very soon.
Can I invest in CalTier if I don´t have a SSN?
We require several personal identification details from you to set up your account and conduct the required KYC and AML checks. This includes your SSN. If you are a non-U.S. investor, you are likely not to have a SSN. In those instances, we use other methods to identify you and conduct the required background checks. For non-US citizens, the minimum amount is $5,000. You can review this information on page 9 of our offering circular. Can I invest in this fund if I’m not a US citizen?
Yes, we accept international investors. For non-US citizens, the minimum amount is $5,000. If you have a US SSN, you should be able to invest the minimum amount of $500. Do I select the properties to invest in?
Your investment is spread across a portfolio of properties. There is no need for you to select individual properties.
Do you only depend on investors’ funds?
We use a mix of equity and debt for purchasing and investing in properties. We absolutely do not only rely on investors' funds to build our portfolio of properties.
How can I invest monthly/quarterly/weekly?

How does CalTier generate income for me?
The Fund generates income from a mix of rental income and the sale of properties across our entire portfolio. We aim to pay monthly distributions based on these two activities to all of our investors based on their percentage ownership in the fund

Investment strategy?
We invest in multi-family units that fall into the Class B and Class C categories. We intend to use substantially all of the proceeds of this offering to acquire, manage, operate, leverage, and opportunistically sell multi-family rental properties and development projects through the purchase of equity interests in those properties. Is there a lock-in period?
We do not have a lock-in period. You can request a withdrawal at any time, but remember that the total amount being returned to you is based on our redemption plan, which you can view on our offering circular here.
What if I am not an accredited investor?
You do not have to be an accredited investor to join. It is open to U.S. nationals/international citizens over the age of 18 who can invest in the fund.
What is the percentage of return?
We get this question all the time, and unfortunately, we cannot give a specific percentage of your return because it can fluctuate depending on how the assets in the portfolio are performing. Based on 2022 performance, CalTier Fund I produced an annualized cash-on-cash return of 6.8%* *Past performance is not a guarantee of current or future performance.
What is the required amount to invest monthly?
The minimum to invest in our fund is $500 for U.S investors and $5,000 for non-U.S. We also have our “Auto Invest” feature, which you can enable for as little as $50 a month, but it is not a requirement.
